Good evening all,
Quick introduction from myself; I am a site manager for Midgard City predominantly managing the works on the ground floor of the project, going forwards I'll send out updates pre-weekend on a weekly basis.
We are working from 9am-2pm on Saturday 18th; our on site manager is Yarek Matusak, any issues please give him a call +44 7824424635.
- This weekend we'll have a delivery of bathroom pods of which we'll be off-loading to level 7, as well as a scaffold collection.
- The Facade works(metal frames) will continue on the ground floor as well as some scaffold adaptions along the East Heritage Facade.
- Works to the SFS Facade will also continue on level 10 and level 11.
- The usual teams will continue works within the building; drylining through the stair cores as well as the ground floor internal fit out; Mechanical and electrical teams will be working primarily in the basement, ground floor and level 3
- We will be waterproofing the roof terrace on level 8- will be fairly quiet works
- Fire protection painting/spraying will continue through levels 5-9
We've made great progress with the main Facade this week nearing completion with all of the unitised panels on level 3; The ground floor fit-out has progress well, drylining, M&E and facade works are on-going; the main structure of the GF facade is almost fully complete nearing commencement for glazing, of which is planned for 27/10 (should reduce the noise from the building significantly). The basement waterproofing works have been complete this week and the fit out has progressed well; some finishing works have started in the changing room and shower cubicles. We have now started to close ceilings in the staircores progressing up the building.

Good evening
We will be working this weekend but with slightly reduced team. As you may be aware high winds are forecast for tonight and tomorrow so take care. We have cleaned the entire site of loose materials and waste, weighted down light-weight materials.
This weekend we have the following taking place
· A small scaffold team building scaffold frames internally at the heritage end. Next week we connect into with an external scaffold that will facilitate façade works on the Heritage roof at the 11th floor
· We have drylining teams working in the staircase, basement and around the central core. The work will be sporadically noisy.
· We will continue with the tested fire board – we have to install this every other floor to ensure meets building regulations.
· We have the Mechanical, electrical and public health teams working on the third floor, within the central risers, on the ground floor and in the basement.
· Blocklayers are working on our plantroom walls in the basement
· Our own labour gang will be clearing up on the lower floors and within our logistics compound.

I will be sending out a newsletter next week email and hard copy concerning weekend 11th and 12th October. We need to carry out a power shut down onsite so I will explain all next week. It won’t directly affect any of you, but will mean 6 electricians onsite who will work quietly under the supervision of Carey, cable wiring the new power supply. We have engaged with the EHO and discussed methods, timings and noise mitigation. It should not be a noisy activity but this area is so quiet during the weekend, we will do our best to keep it this way.
We will need to make a small amount of noise Saturday morning during our 9am – 2pm slot but with only 4 operatives on site it’s a vastly reduced weekend. Generally the works will be using hand tools such as spanners, screwdrivers, crowbars and pliers, throughout the day on Saturday finishing latest at 6pm.
On the Sunday morning a reduced team will finish wiring and test the system starting at 10am finishing latest at 3pm
All essential noisy works associated will be completed on the Thursday and Friday before-hand. To ensure the works on the Saturday is only made between the hours of 9 and 2.
Because of the power shut down it is unlikely we will allow any other trades to work on site during the 9am – 2pm slot as the site will not be safe and the welfare cannot be used.
We apologies in advance, but hope the reduction of circa 60 operatives working will make up for the small team completing this exercise

Neighbours good evening we will be working on Saturday 9am – 2pm and I will be the manager supervising – any issues please call on 07827 121 446.
· This weekend we will be dropping Air Source Heat Pumps into the 9th floor plantroom which is a big milestone for us. We have this week put Air Handling units, sprinkler pumps and water tanks into the basement. All major pieces of mechanical, electrical and public health systems so demonstrates real progress.
· Two of the projects lifts will be operational from w/c 29th September another huge milestone for the project. We will in part be able to use one of these for material distribution so helps speed up the works
· We have the usual teams onsite including dryliners who will be fixing the fire rated soffit as well as fire boarding to our risers on the upper floors.
· Scaffolders will be working on the heritage building at level 11 and on the ground floor Viscount street and Cripplegate.
· We have our Mechanical, Electrical and Public health Engineers working across the project with first and second fix – which is only sporadically noisy
· Schindler our lifts company are now working in lift shafts 1 and 2 our final lifts, these we expect to finish in February.
· We continue to fire spray the existing beams onsite and this is quiet works.
· Subject to the weather we will be felting with a water proof coating the 11th floor terraces.
Some images of progress – the heritage mansard roof is progressing well and level 6 to 7 is nearing completion. Image below shows the new dormer windows with zinc finish ( zinc is currently protected to avoid early ageing so please do not write to me telling me the pattern is a bit odd!!! )
We have lots of challenging works on this project – one of them was pouring a concrete slab above the heritage stair case – the below uses a series of props supporting 10m structural supports and from that a metal deck was supported. This means we avoid any loading on the listed space and we could provide our client with a workable space at completion. Its unusual even for us.

Good Evening Neighbours
We will be working Saturday as normal 9am – 2pm. Carl Bobb is our onsite manager 07747 022 555.
Our works will include
· We are delivering main plant to the level 9 plantroom not a noisy activity all loaded from Brackley street and landed in position in the plant room. This is a series of crane lifts
· We are also delivering our modular toilets to level 9. This is a series of crane lifts
· Our Mechanical, Electrical and public health team will be onsite installing containment and services from the basement up to level 9. Sporadic noise as they fix into the structure.
· Scaffolding will progress on the ground floor to facilitate install of the new glazing
· We will be tidying site and clearing scaffold from within the building and on the upper floors.
· Our normal intumescent painting of beams throughout the building – non noisy works.
· Dry liners will be working across the project, in particular the basement, stairs, level one, level three, level four and level five. They will be fixing the fire protection material to the soffit. This is a noisy activity, but is a tested system, so has to be fitted as the test data.
· Our waterproofing contractor will be applying hot melt felted waterproofing systems to the level 10 terraces. Not a noisy activity.
· Our façade team will be working on the ground floor fixing the steelwork that you may see being erected as well as membrane works on the heritage façade.
· Finally we have bricklayers working in the stairs on level 10 and within the third floor Heritage.
In positive news you will see more of the façade being installed to level 3 and we hope for better progress next week. The zinc finishes are being applied to the façade on the heritage building. You may have seen large galvanised steels being erected to the ground and first floors, these will carry the GRC (Glass fibre reinforced concrete) decorative panels that surround the glazing on these levels. This is a light weight concrete and will be lifted into place and fixed to these steel frames.
Our first toilet pods have been positioned we now install a corridor between them and connect the services, job done toilets ready to use. We are fitting out the principle staircase this includes fire boarding, wiring for lighting etc and plasterboarding.
It may not look like it from the outside but the project is really taking shape with many fit out trades now able to progress.

Apologies for the late note – it’s been a very busy day. Laurie is the manager present onsite this Saturday 07799 113 785
We are working the weekend and the following key works will take place.
1. We have to break out the last part of the existing upstand on the corner of Cripplegate and Viscount street. This is a noisy activity and the acoustic screens are in place ready.
2. We have our Mechanical Electrical and Public Health team on site working across various floors with installation works. The work is sporadically noisy.
3. The crane and a team of labourers are working to clear the roof and terraces (we expect a storm on Sunday)
4. Scaffolders will be working at roof level on health and safety matters as well as clearing gear across the site.
5. Intumescent painters will be priming beams across the project, this is non noisy.
6. Dryliners will be fixing fire boarding, drylining riser shaft walls and working in the staircase.
7. A small roofing team will be working on the terraces in preparation for the new façade installations.
8. We have our façade team working on the ground floor fixing brackets in preparation for the new glazing system and also finalising works on the heritage mansard as the zinc team will start finally on Monday 15th Sep.
Progress is good on the project I’m pleased to say.
Our structural works are now complete at roof level and on Saturday we will start building the last blockwork walls surrounding the stairs on the 12 floor. We have completed the level 2 façade (except the hoist areas these will be completed as the hoists are removed) and as of w/c 15th September we will start level 3. All much slower than we would like, but material and manufacture offsite are not as quick as we would like.
We are plaster-boarding the staircases, the third floor (which is our fit out floor) is on programme with MEP first fix progressing well. In the basement the shower cubicles are formed and most of the main plant rooms are built ready to take in the main plant. The first fix of all services in this basement is over 60% complete.
We are now working on all 6 lifts in the building, with 2 about to complete, so can be used.
Im sorry to say that Vas is no longer part of the project team however for all neighbourly matters please address them to Carey – who is in charge of liaison and has a direct route into me as the Operations Director.

We will be -:
· Working on the heritage façade to finish water proofing works to facilitate a start of the new zinc roof during w/c 08/09/25. The Saturday working is not a noisy activity, but to hit our deadline we have 6 guys working across the scaffold
· We have scaffolders inside the building on our central core altering scaffold to facilitate the new MEP service riser build on levels 10 and 11.
· We have a small façade team fixing brackets on the ground floor main reception, this is the corner of Brackley St and Viscount Street. There will be some hammer drilling but it will be intermittent.
· Our intumescent spray team will continue on the ground floor, level 1 and level 5.
· Finally we have our Mechanical, electrical and public health team working in the basement, third floor installing MEP services. Again shouldn’t be loud working.
· On level 9 we are finishing the blockwork wall on Viscount Street, in preparation for rendering works commencing w/c 08.09.25.
· We have dryliners firestopping our soffits and main beams in the ground floor and basement. They will be forming wall linings in the principle stair case and completing riser fire protection on levels 4 and 5. The fire protection work is an offsite fire tested solution and we have to comply with the fixing regime, and that work is noisy.
We are close to completing the structure, we have one concrete pour left on level 13 and some pre cast units to lift into place at the top of the main lift shaft. Our façade is finally gaining momentum and the second floor should be fully enclosed (except hoist area) by Wednesday 10th September and the 3rd floor will start w/c 08.09.25. With this unitised solution the barrier created will enclose and contain some of the fit out noise in the stairs, lift shafts and 3rd floor. So it is getting better.

To all Neighbours –
We will be working this weekend between the hours of 9am and 2pm. Attendant manager is Graham Ardley 07827 121 446
Firstly we may over run with some works tonight. It’s not a noisy, there wont be any drilling, its just the noise of a gas gun heating the materials that are applied to the roof and the small work team of 4 may be visible to some of you. We are waterproofing level 9 plant room as we have our first piece of Electrical Plant being delivered on Saturday and lifted into the area shown on the image below. This is level 9 on the corner of Cripplegate and Viscount Street. We have notified the EHO team within the City of London. There is a good chance we will finish by 6pm, but to forewarn just in case.
On Saturday we will carry out the following works
Level 12 we will fix the metal decking in preperation for concerte works next week. This will involve fixing shear studs onto the steelwork, cutting and fixing metal decking. It is quite noisy, but we are on the last areas and should finish during w/c 1st September. Next week we will pour concrete onto these decks.
Level 12 / 13 structure should be 98% complete by w/c 8th September, ready for the envelope and the external landscaping / waterproofing.
We will deliver and place the new electrical plant onto level 9 between the hours of 9am and 2pm using the projects tower crane. We have 5 / 6 crane lifts all weighing between 1 and 6 ton. If all goes well this should take 2-3 hours.
We will be fixing fire boarding onto steel beams on the ground, first and third floors. The fixings into the steel are the only noisy activity and this will be intemitent.
We are continueing our installation of mechanical, electrical and public health services on level 3 and also in the basement. Generally a non noisy activity.Fire painting (spray and roller) will continue on the ground floor and first floor again not a nosiy activity.
Scaffolders are working on the ground floor in preperation for the new façade, and the heritage building in preperation for the new finishes that will be applied iminently.
We had told you that the façade on 2 would be complete now and that level 3 should start next week, unfortunatley we are running a week in arears and final bits of level 2 will start to arrive on Monday, and will steadily arrive through the week.

To give you an update on planned works our Key milestones targeted for this month include :-
· Completion of the structural works on levels 11, 12 and 13, this includes all steelwork, metal decking and concrete poured.
· The façade has started too slowly and we want to go faster to help enclose the site. As of w/c 18 August we will have 3-4 deliveries per week of our unitised façade panels (panels that are pre-made off site, lifted into position and fixed extremely quickly. If we had enough panels we could install 2 per hour.
· We will hand over our final 2 lift shafts to Schindler, so lift installation will be progressing in all 6 shafts by the first week in September.
· Fit out – we are installing mechanical, electrical and public health services on level 3, this is the most “fit out “ type work that we carry out above the first floor. As the façade is fitted to levels 3 and 4 the noise levels will reduce.
· We are waterproofing the terraces and roof areas is ongoing.
· On the heritage side of the building we have almost completed installation of the insulated façade panelling. This is a substrate / backing for the new zinc finish. The zinc application will start early September.
· We await delivery of materials from Germany but upon arrival we start the ground and first floor new façade. This again will help enclose the site and reduce noise emissions.

As promised, here is some detail of activities being undertaken during our Saturday shift tomorrow.
We will be erecting steel work, welding, laying blocks to form risers, painting steel, clearing materials | waste etc. but will NOT undertaking any heavy breaking, drilling or cutting.
Steel erection has been rather challenging, strengthening the existing structure and installing new members. There is a possibility, depending on how the installation goes, that we may need to work slightly beyond the normal working hours, up until 5pm. This has been authorised by the City of London.
Any works continuing beyond 2pm will be carried out in accordance with the ‘restricted noise’ rules.

Good morning all
Apologies for not sending this message yesterday. I had problems with my computer and message was stuck in the outbox. I am now back up and running so I have edited as follows.

Steel erection is also being carried out.
We have been granted authorisation by the City of London to over-run until 5pm today if required. We do not at present for-see the need to utilise all of the extended shift. Any works continuing beyond 2pm will be carried out in accordance with the ‘restricted noise’ rules.
I have arranged senior management cover for Saturday working from here on. Our operations manager Graham Ardley is covering todays shift.

Works are progressing well with the modifications to the structure. We are now at L8 and awaiting the delivery of the roof steel from L9 – L10 plus the mansard roof. There is still a small amount of breaking to be undertaken to facilitate this. Likewise with the forming of the new stairs in the Heritage section of the basement. Works are also progressing well internally and enabling works on-going in preparation for the mansard roof and unitised cladding installation

The initial delay was due to an earlier blockage to the pump line
This is hand tool operation and not noisy at all.

I hope you have all had a pleasant week
Breaking activities on site have been fairly limited and intermittent this week. We have been trimming the concrete slab edge, as required within the main core, to enable us to install the stair units.
We are still awaiting some design info for final areas on the roof and will advise you as soon as we have the information to proceed.
The haki stair removal is currently forecasted for week commencing the 7th April. I will keep you informed on any further developments
The table and annotated plan below should capture the status.
Other significant noisy works include the construction of the new perimeter slab which is now in progress.
The enabling works for this task does include some noisy activities and therefore are only progressed during the permitted noisy work period.
This includes the fixing of the new deck to the steel structure using a nail gun, cutting of re bar and steel mesh in readiness for the placement of concrete.
We have 40 people currently using work life and we have our bi-weekly community meeting next Friday at 16:30hrs at the Golden Lane community Hall
We will be working this weekend progressing with external scaffold installation to the heritage elevation on Golden Lane. This will involve the intermittent use of torque guns. We will also be undertaking some minor lifting operations

We will have 3 electricians on site tomorrow and on Sunday undertaking a changeover between the basement and the ground floor. Sunday is contingency should we not complete the operation tomorrow. We also have security lined up to cover Saturday evening, again if we do not complete the operation tomorrow. The City of London are aware of this work.

We are still scheduled to complete the original scope of works by COB this Friday. However, due to additional unforeseen works the noisy period will continue for a short period beyond this week
Unfortunately, I am unable to confirm the overall target date at present as we are still awaiting some results which will clarify the extent of the remaining works.
Nevertheless, it is possible to update you on the double height column and the strategy on the reinforced area of slab on the roof.

Dear all
I have attached the weekly look ahead capturing the noisy activities
We are pushing to complete the original noisy scope of works [in green] by close of play next week and shouldn’t be far off are target.
However, we have received notification of some additional works [in blue] that will be required on the roof to facilitate the 3 storey extension
I am not quite sure of the extent as yet as we are waiting on the details for the structural engineers. I will update as soon as I am in receipt.
We are also reviewing methodology for some additional works to a double height column which is located to the south elevation of the site. Again I will update you all asap.
Apologies for this as I am sure it may not be not be received well by some. There is always an unknown with projects like this but I will do my utmost to share detail with you asap and manage the remainder of this element of works. On a positive, other than the column to the south and 2 in the basement, we are on the roof and it will all be over soon
With regards to weekend work, we will have a small team on site tomorrow undertaking some modifications to our office set up. This will not be noisy

I have attached the weekly look ahead capturing the noisy activities
We have lost a bit of time during the period due to being winded off which has had an effect on our programme.
There will be work taking place tomorrow. This will consist of works being undertaken to the north elevation [Brackley Street] and also lifting activities.
We will not be undertaking any noisy activities i.e. heavy breaking, cutting or drilling. We will be using impact guns when fitting the scaffold clips
There are 26 people currently utilising Work Life on Aldersgate Street

Happy New Year everyone
I hope you are all keeping well and had a pleasant break over the festive period
The look ahead plan is attached for next week capturing noisy works areas
The target completion date for noisy works has slipped a little due to the drill and burst method, which reduces impact but is somewhat slower and also due to the fact that we opted to not work during the festive period.
We will be working tomorrow but not undertaking any noisy works i.e. breaking drilling or cutting. Site operations will be welding to the north elevation utilising the large MEWPS on Brackley Street. I will be looking at options for recovery next week and will update you all.
The Work Life account remains ‘live’ and we have 24 residents now utilising the space, as required, for respite. Contact me if you have any queries regarding this.

I hope you have had a pleasant week
Work has progressed well on site considering the recent challenges with weather conditions, and I can confirm that we are on track with targets leading up to the festive break
We are utilising a 2nd splitter to burst the slab edges in order to minimise the extent of break out
Work Life is up and running. I hope those utilising this service as respite are comfortable and satisfied with the environment
We are working tomorrow. However, there will not be any breaking, cutting or drilling being carried out. Operations will include column and beam strengthening utilising the large mewps on Brackley Street
Looking towards the festive holidays, we have made the decision to halt operations on the Friday 20th December as opposed to Monday 23rd December. We will be returning on Thursday 2nd January but will delay noisy operations until midday as opposed to commencing at 8am

The weekly noise plan for week commencing 25 | 11 | 2024 is attached for your information
Progress update [noisy works]
The concrete encasement for the remaining 2 columns has not been removed. We will do this in the immediate future and I will notify you of the date as soon as I can.
We have progressed with slab edge preparation, predominantly to the West [Viscount Street] and to the internal floor plates – refer to the attached plan for % figures
The trial using the concrete splitter [below] has not proved to be successful this week.
However, we will attempt a couple of alternative methods next week to facilitate the enabling works for the splitter
Ø Diamond core the slab in intervals
Ø Multi cut the slab in locations with the floor saw
Will keep you update on progress.

Respite
We have experienced some delays in setting up the direct debits between our accounts with ‘We Work’ on Aldersgate Street. However, we should be in a position early next week [hopefully Monday] where the offer is available for those that need to make use of some private office space. Update
In detail, we have removed the concrete encasement from 3 of the 5 columns in the basement. We require 48 hours to complete the operation.
We have progressed with slab edge preparation to 3 elevations. The methodology remains the same for the North [Brackley Street] and the South [Cripplegate Street]. We are progressing with the same method to the West [Viscount Street] but have established that the work to the west is more extensive.
With this in mind we have reviewed alternative options utilising different plant | techniques
We utilised a floor saw and hand held saw along with a 360 machine and breaker
Both saws were a positive in method and for acoustics. Unfortunately the 360 machine was great for breaking the concrete but not successful with regards to acoustics. .
However, we will now be attempting to use the C9 concrete splitter tool as per the images below.
We will still need to cut and drill but we are hopeful this method will be a successful alternative to using breakers for long periods
Please note, as discussed previously, this method cannot be used to the other elevations due to the minimal area which requires breaking

Respite
I am pleased to confirm that we have set up an account with ‘WeWork’ on Aldersgate Street. They provide comfortable, private, affordable working space and are a 5 minute walk from site.
Details will be shared early next week, capturing registration, inductions and opening hours etc.
Weekend Work
We will be working tomorrow to complete the external cantilever scaffold from L8 – L9. This will enable us to commence the enabling works to the removal of the Mansard Roof. This will involve the use of impact guns.
The crane will also be in operation as will the steel work erection. This will not be noisy works.
We will not be undertaking any breaking activities.

We have completed the demolition works in the basement. However, we have since received a late instruction to undertake some further breaking works due to a late design change. The works consists of breaking the concrete encasement to 5 number columns and we aim to complete the work next week.
